Drying Out Sarasota Homes: Water Damage Restoration and Repair
Sarasota water damage restoration is our crew's full-time work: we remove the water, dry the structure, document the loss and rebuild. Most of our calls come from ordinary plumbing and AC failures, and in storm years, a lot more come from wind and rising water.
If water is pouring in, call (941) 555-0109.

Dry-out and repairs
Water is extracted, moisture is measured and the structure is dried before repairs begin.
Start With the Policy Question
Before anything is torn out, it helps to know which policy you'll be claiming on. The City of Sarasota reminds residents that homeowners insurance typically does not cover flood damage; that takes a separate flood policy. A burst supply line or a roof leak in a rainstorm usually falls under homeowners coverage. Surge or rising water usually falls under flood. We document the source, the waterline and the moisture readings so each adjuster gets what they need.
Two Storms in Thirteen Days
In 2024, Hurricane Helene's surge pushed two to four feet of water into the streets of St. Armands and Lido Key, according to the city, and Hurricane Milton followed 13 days later. City inspectors went door to door documenting high-water lines at residential homes afterward. Many owners were still drying out from the first storm when the second arrived. That experience shapes how we work: speed, careful notes and honest scopes.
The 50 Percent Line
Sarasota applies a 50 percent rule in flood zones: when repairs or improvements to a building reach half of its market value, the whole structure generally has to meet current floodplain rules. We give you an itemized scope early so you and the city can see where your repair stands.
Leaks That Travel Between Units
About 41 percent of Sarasota housing units sit in buildings of five or more units, by Census estimates, and nearly three in ten are in buildings of 20 or more. In a condo tower, water from one unit often ends up in the ceiling of the unit below. We coordinate with associations and document each unit on its own, which keeps claims cleaner.
What a Visit Looks Like
- Find and stop the source.
- Extract standing water.
- Map moisture with meters and thermal imaging.
- Remove what can't be saved, and photograph it first.
- Dry with dehumidifiers and air movers, checked each visit.
- Rebuild.

Sarasota Local Notes
City of Sarasota Utilities blends water from two sources: the Verna Wellfield, treated by aeration and ion exchange, and the Downtown Wellfield, where brackish groundwater is treated by reverse osmosis. Ahead of Helene, the city shut water off to the barrier islands, bringing it back to Bird Key the next day and to St. Armands and Lido the day after.
Sarasota's housing is older than the region's newer suburbs suggest. The Census Bureau puts the median build year at 1976, with nearly six in ten homes built before 1980 and about a quarter before 1960. Our work ranges from mid-century houses in Laurel Park and Gillespie Park to towers on Golden Gate Point and homes on Bird Key, St. Armands and Lido Key.
Rainfall averages around 49 inches a year under NOAA's 1991–2020 normals for a nearby station, with August the wettest month. The city participates in FEMA's Community Rating System, which it says earns residents flood insurance discounts of up to 25 percent, even outside high-risk zones.
Start With the Policy Question
Does my homeowners policy cover hurricane flooding?
Typically not. Flood from surge or rising water usually needs a separate flood policy. Wind-driven rain is a different matter.
Do I need a permit to repair water damage?
Many repairs do, especially structural, electrical or plumbing work, and especially in flood zones. Ask the city's Development Services before starting.
Is flood insurance cheaper in Sarasota?
The city says its Community Rating System participation earns discounts of up to 25 percent on flood insurance premiums.
